Hubbell and Anawim Housing to Partner on Baker Creek Townhomes

DES MOINES, Iowa — Hubbell Realty Company, in partnership with Anawim Housing, is proud to announce plansto expand the affordable housing choice with Baker Creek Townhomes, the next step in Anawim’s growing affordable housing portfolio in central Iowa.

The proposed Phase 3 development will include 15 new townhome units on just over 1 acre, further expanding access to high‑quality, affordable housing for Polk County residents. Two additional phases are planned for the adjacent tract of land, reinforcing the long‑term commitment to sustainable, community‑oriented development in the area.

This current phase of townhomes will feature a mix of nine two‑bedroom units and six three‑bedroom units, designed to accommodate individuals at varying stages of life. Four units will be reserved for households earning 40% of Area Median Income (AMI), with the remaining units available to households at 60% AMI, ensuring a balanced and inclusive affordability mix.

In addition to thoughtfully designed homes, the site will include a shared outdoor gathering space and patio. This space is intended to foster connection, relaxation, and a strong sense of community among residents.

Anawim Housing has played a vital role in addressing housing insecurity in Central Iowa, and Baker Creek Townhomes represents a continuation of that work through thoughtful planning and resident‑centered design.

This is not the first time Anawim and Hubbell have partnered together. In 2009, Anawim was the recipient of Hubbell's notable Extreme Build philanthropy effort where 9 homes were built in 9 days in the Drake neighborhood.
