
Anawim Housing Development
Since 1987, Anawim Housing has developed 220 affordable rental units for low-income families in the King-Irving, River Bend, Cheatom Park and Pioneer Woods neighborhoods of Des Moines. These units represent a mix of new construction and rehabilitation projects. Four Anawim buildings (36 units) are listed on the National Register of Historic Places:
- F.E. Haley Double House – 1233-35 7th Street
- Kromer Flats – 1433-39 6th Avenue
- The Maine – 1635 6th Avenue
- New Lawn Apartments – 1245 6th Avenue
Anawim Housing Development seeks to use the most effective combination of private and public funding sources to create affordable housing units. Past projects have utilized private equity, Low-Income Housing Tax Credits (LIHTC), the Affordable Housing Program of the Federal Home Loan Bank, Community Development Block Grants (CDBG) and HOME funding from state and local sources, as well as the Polk County Housing Trust Fund.
A typical project can run two years from concept to lease up, with outside consultants involved in design and construction. Efficient production and cost management are keys to success, since each project must be able to sustain itself as affordable housing for low-income families.
